Mingus West is a small community of 222 lots nestled in the foothills of the Mingus Mountains. There are four phases of the community including a mixture of custom-built homes and luxury builder residences on half-acre lots. Mingus West offers beautiful sunsets and an abundance of wildlife while also being in close vicinity to the conveniences of the Tri-City area. While we are surrounded by state land, Mingus West is in Prescott Valley city limits and benefits from the city water and sewer infrastructure.
As a member of the Mingus West Homeowners Association, you will find that our annual assessments are low as we do not offer large community amenities. However, the accessibility to state land and the Prescott National Forest only two miles away make the community an outdoorsman’s playground!
